Avatar Equities has key advisors with many years of experience in real estate, finance, business development, law, marketing, strategic analysis and research. They are experts in their respective fields, and contribute their wide breadth of knowledge when analyzing opportunities for investors.

Lydia Toth – Advisor

Lydia Toth serves as an Advisor for Avatar Equities. She brings over 15 years of experience in management, marketing, and public relations in companies ranging from retail to small businesses.

Lydia began her career as a copy writer and research analyst for a management consultant firm that primarily serviced international companies. She then moved into public relations, assisting clients with marketing plans. Lydia became a marketing consultant for clients in the food services industries, assisting with the development of marketing strategies and launching marketing campaigns. She earned her MBA in Marketing from St. John’s University and began work in Marketing at 1-800-FLOWERS.COM. She served as the marketing point person for both internal and external clients, managed direct mail campaigns, and spearheaded marketing initiatives.

Lydia took her experience to Time Inc., where she managed consumer marketing operations for renewal sources including direct mail and online. She managed a $6 million budget and implemented marketing test wins that generated $3 million in incremental annual revenue. She also analyzed financial metrics and assisted in setting strategic direction. Lydia then returned to 1-800-FLOWERS.COM to manage marketing communications for the company’s B2B operations. Following her success in this position, she was promoted to the international division, where she managed the company’s Canadian business. Her focus expanded from marketing to include operations, production, fulfillment, and customer service.

In 2011, Lydia left the corporate world to start her own business, earning her real estate salesperson’s license and founding Level Up Properties, LLC. She has since been involved in numerous real estate transactions as a principal and as an agent.

Scott Scheel – Advisor

J. Scott Scheel serves as an Advisor for Avatar Equities. He brings over 25 years of experience in investment analysis, real estate management, market analysis, and development. His primary focus are value add investments where he can drive value over a short investment horizon.

Scott is a self educated multi-millionaire entrepreneur and 2 time Congressional Businessman of the Year, as recognized by the Wall Street Journal. He is a national authority on creative commercial real estate investment and has developed a number of unique strategies that he implemented while growing his portfolio.  In the last 15 years, he has bought or partnered on commercial properties worth in excess of $100,000,000.  His portfolio includes apartments, office buildings and retail shopping centers of various sizes.  He is also the managing partner in a 100+ acre residential subdivision development in Tennessee which includes a golf course, water treatment plant, and other various public services.  He personally developed the deal structure and strategy which allowed him to maintain the forward progress of the development despite the downturn in the economy.  His creative structures and project plans continue to drive results and success, regardless of the market cycle.

In 2004 Scott decided to share his experiences with other investors and founded the Commercial Property Academy. Scott and his team have trained over 100,000 investors from 27 countries on 6 continents. Scott has had the privilege to personally mentor notable investors such as Donald Trump, Robert Kiyosaki, Alan Greenspan, Rudy Giuliani, Richard Branson, Tony Robbins, and V.P. Al Gore.

Scott is a member of the International Council of Shopping Centers and is a Certified Commercial Investment Member. He enjoys sports and is an active in the growth of his hometown Cleveland, OH. He enjoys spending time with his wife and is an avid traveler.

Jeff Carter – Advisor

Jeff Carter serves as an Advisor for Avatar Equities. He brings over 25 years of experience in real estate development, construction, and management for both residential and commercial properties of various sizes.

Jeff began his career in residential construction. After cutting his teeth in all aspects of ground up construction, he began entitling raw land for development. Jeff started a real estate services firm that redevelops 15+ homes a year on average and growing. He provided land development consulting services and was responsible for entitlements of multiple residential development projects.

In 2007, Jeff purchased a 32 acre parcel of undeveloped land. He successfully entitled the whole parcel as a 142 lot subdivision and sold the project to a residential builder in the same year. He went on to purchase four similar projects, where he personally entitled the parcels for developments. One such project included a 3.5 acre, 200,000 square foot mixed use site located in the heart of the ski country in Colorado.

As the development projects became harder to accomplish due to the challenges of the economy, Jeff changed gears and purchased a 35,000 square foot value retail center. He repositioned the center by redeveloping the exterior and attracting national tenants. Jeff personally managed the center and, using his experience, was able to identify, analyze, and negotiate with prospective tenants.

Jeff’s passion and energy for his work show through in his achievements. He frequently attends local real estate network gatherings to speak about his experiences and to mentor up-and-coming investors. He is a member of the International Council of Shopping Centers. He enjoys spending time hiking 14,000 foot mountains with his wife and family.

Kevin Wittenauer – Advisor

Kevin Wittenauer serves as an Advisor for Avatar Equities. He brings over 35 years of experience in real estate management, construction, and development for both residential and commercial properties of various sizes.

Kevin began his career focusing on residential redevelopment projects, purchasing & rehabbing REO properties. He personally worked on or oversaw all construction work at every project, often managing multiple ones simultaneously. After rehabbing over 100 homes, Kevin expanded his business to include larger properties. He went on to redevelop over 25 properties in 3 years, from single family projects to six-plexes.

In 2006, Kevin purchased a 60,000 square foot shopping center and 48,000 square foot warehouse, both in need of redevelopment. He set out to completely reposition both properties and successfully doubled occupancy within his first 12 months of ownership. Kevin continued his success by purchasing other value add commercial properties, including strip centers and mobile home parks.

Utilizing his experience and network of relationships, in 2012 Kevin saw a specific opportunity to drive dramatic value to one of his strip centers. He approached Walmart to bring a supercenter in as a tenant. After multiple meetings with Walmart and adjacent property owners, Walmart purchased one of Kevin’s properties, as part of an assemblage to develop in that town. Kevin was recognized in the local newspapers for his work in driving job growth in his community. He continues to have tremendous success acquiring and repositioning retail centers.

Kevin’s keen eye for value and passion for real estate continues to drive him. He holds regular classes educating youth on entrepreneurship and the importance of having the right attitude. Kevin is a long time member of the International Council of Shopping Centers. He enjoys spending time with his wife, kids and numerous grandkids.

Mike Lee, CPA – Advisor

Mike Lee serves as an Advisor for Avatar Equities. He brings over 30 years of experience in tax accounting and strategy.

Mike began his career as an analyst at Grant Thornton International, the third largest accounting firm in the world. During his 9 year tenure, he worked on various projects and was promoted to senior tax manager. He then moved on as a tax partner at Bober Markey & Company, where he continued working as a tax strategist for many international clients. His success attracted the attention of SS&G Inc. and he then joined them as a Senior Tax Partner, where he managed clients and oversaw growing the client base for the 400-person regional firm.

Mike has managed all aspects of personal taxes, as well as tax planning and compliance. He has also been heavily involved in various special tax projects which include but are not limited to mergers, acquisitions, tax audits, estate planning, and international taxation issues.

In, 2005 Mike founded Crown Pointe Financial Services, a boutique CPA firm with multiple offices. Through the results he has generated for his clients and their word of mouth recommendations, he has seen consistent growth of over 18% annually without so much as a website. His attention to detail, breadth of knowledge, and creative structuring, consistently supersedes expected results time and time again for his clients.

Mike was a previous board member of the International Institute of Akron as well as the Kent State University Business Advisory Council. He is also an active member of Ohio’s Society of CPA’s on the tax advisory board and an active volunteer at the Summit County Humane Society. Outside of Mike’s passion for his profession is his love for racing. He is a 3 time regional runner up as part of the Sports Car Club of America and is an active participant of Roy Hobbs Baseball.

David Cohen – Advisor

David Cohen serves as an Advisor for Avatar Equities. David has over 25 years of experience in handling all aspects of complex real estate transactions. He has diverse experience in handling real estate and corporate transactions, emphasizing the representation of both tenants and landlords in retail and office leasing, as well as sale-leasebacks.

He also represents institutional and corporate clients as well as real estate developers in the acquisition, financing, development, and leasing of commercial properties, development agreements, construction contracts, and commercial co-ops and condos. David also has extensive experience in representing clients through all phases of corporate and commercial matters, including corporate formation and general commercial contracts.

David enjoys giving his time and support to various business, philanthropic, and civic activities including the B’nai B’rith Youth Organization, Queens County Builders and Contractors Association, NYS and Nassau County Bar Associations, International Council of Shopping Centers, and the NYS Mortgage and Bankers Association. He also serves on the Board of Directors of the Jewish National Fund.

David was recognized as a leader in his field by Long Island Business News as one of Long Island’s Who’s Who in Commercial Real Estate in 2005, 2007, and 2010.
